    Housing Discrimination - Fair Housing

    The Fair Housing Act protects individuals from discrimination when they are renting or buying a home, getting a mortgage, looking for housing assistance, or participating in other housing-related activities.

    The Fair Housing Act prohibits discrimination in housing due to the fact that of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is unlawful discrimination to take any of the following actions because of race, color, religion, sex, impairment, familial status, or national origin:

    - Refuse to rent or sell housing.
    - Refuse to work out for housing.
    - Otherwise make housing not available.
    - Set different terms, conditions or benefits for sale or leasing of a house.
    - Provide an individual different housing services or centers.
    - Falsely reject that housing is readily available for inspection, sale or rental.
    - Make, print or release any notification, statement or advertisement with regard to the sale or leasing of a residence that suggests any choice, limitation or discrimination.
    - Impose different list prices or rental charges for the sale or rental of a house.
    - Use various qualification criteria or applications, or sale or rental standards or treatments, such as income standards, application requirements, application costs, credit analyses, sale or rental approval procedures or other requirements.
    - Evict an occupant or a tenant's visitor.
    - Harass an individual.
    - Fail or delay efficiency of maintenance or repair work.
    - Limit advantages, services or centers of a dwelling.
    - Discourage the purchase or leasing of a residence.
    - Assign a person to a specific building or neighborhood or area of a building or neighborhood.
    - For profit, encourage, or try to convince, homeowners to offer their homes by recommending that people of a specific safeguarded attribute will move into the area (blockbusting).
    - Refuse to offer or discriminate in the terms or conditions of property owners insurance due to the fact that of the race, color, religious beliefs, sex, special needs, familial status, or nationwide origin of the owner and/or occupants of a dwelling.
    - Deny access to or membership in any several listing service or property brokers' organization.
    In Mortgage Lending:

    It is unlawful discrimination to take any of the following actions based upon race, color, religion, sex, disability, familial status, or national origin:

    - Refuse to make a mortgage loan or supply other monetary support for a house.
    - Refuse to provide details concerning loans.
    - Impose different terms or conditions on a loan, such as different rate of interest, points, or charges.
    - Discriminate in assessing a residence.
    - Condition the schedule of a loan on a person's reaction to harassment.
    - Refuse to purchase a loan.
    Harassment:

    The Fair Housing Act makes it illegal to bug individuals because of race, color, faith, sex, special needs, familial status, or nationwide origin. To name a few things, this forbids unwanted sexual advances.

    Retaliation and Other Prohibitions:

    It is unlawful discrimination to:

    - The residential or commercial property should be within the state of Texas.
    - The residential or commercial property owner, for the most part, must have more than 3 residential or commercial properties. This does not consist of multi-family homes.
